What is EIFS, and which stucco system is right for your home?
EIFS (Exterior Insulation and Finish System) is an insulated cladding that layers rigid foam board, a mesh-reinforced base coat, and a flexible acrylic stucco finish to insulate, waterproof, and modernize your exterior. Below, Ozwan Stucco breaks down how EIFS compares with acrylic and traditional cement stucco, plus the key terms worth knowing before you book a quote.
EIFS vs. Acrylic Stucco vs. Traditional Cement Stucco
| Feature | EIFS (insulated) | Acrylic Stucco | Traditional Cement Stucco |
|---|---|---|---|
| Adds wall insulation | Yes — continuous EPS/XPS board | No (finish only) | No |
| Crack resistance | High — flexible acrylic over mesh | High — flexible top coat | Moderate — rigid, can hairline crack |
| Weight on structure | Light | Light | Heavy |
| Colour & texture range | Wide — integrally pigmented acrylic | Wide — integrally pigmented acrylic | Limited — usually painted |
| Best for | Energy upgrades & full re-clads | Modern finishes over sound substrate | Heritage matching & patch repair |
| Typical service life | 30+ years with maintenance | 20–30 years | 20–50 years (more upkeep) |
Stucco terms, in plain English
EIFS
Exterior Insulation and Finish System — a multi-layer wall cladding that bonds rigid insulation board, a reinforcing mesh and base coat, and a flexible acrylic finish to insulate and protect the exterior.
Acrylic stucco
A polymer-based finish coat available in many colours and textures. It is more flexible and crack-resistant than traditional cement stucco and is the top layer used on EIFS assemblies.
Parging
A thin cement or polymer-modified coat applied over exposed foundation walls to smooth, protect, and improve the appearance of concrete or block at grade level.
Base coat & mesh
A reinforced layer of cementitious or acrylic base material embedded with fiberglass mesh that distributes stress and resists cracking before the finish coat is applied.
Control joints
Intentional breaks placed in a stucco or EIFS field to absorb thermal and structural movement, steering where the wall flexes so it does not crack randomly.
Back-wrapping & weep screed
Detailing that wraps mesh around panel edges and lets trapped water drain out the bottom of the wall — the moisture-management details that keep a stucco system durable.

Ozwan Stucco — Frequently Asked Questions
Clear answers to the EIFS, acrylic stucco, repair, and pricing questions Toronto & GTA homeowners ask most.
What is EIFS, and how is it different from traditional stucco?
EIFS (Exterior Insulation and Finish System) is an insulated cladding that adds a layer of rigid foam board, a mesh-reinforced base coat, and a flexible acrylic finish to your exterior. Traditional stucco is a rigid cement coating with no added insulation. EIFS improves energy efficiency and resists cracking better, while traditional stucco is often used for heritage matching and patch repairs.
How much does EIFS or stucco cost in Toronto and the GTA?
Pricing depends on wall area, substrate prep, and detailing such as trims and reveals. Straightforward EIFS elevations in the GTA typically run about $12–$20 per square foot, with complex designs costing more. Ozwan Stucco provides a written quote after a quick site review.
What stucco services does Ozwan Stucco offer?
Ozwan Stucco provides EIFS installation, acrylic stucco finishes, stucco repair and crack remediation, parging, decorative trims and mouldings, foundation coating, and commercial exterior stucco — for both residential and commercial properties.
Which areas does Ozwan Stucco serve?
Ozwan Stucco serves Toronto, North York, Scarborough, Etobicoke, Mississauga, Vaughan, Markham, Richmond Hill, Brampton, and Burlington, plus surrounding GTA communities, from its North York base.
How long does a typical stucco or EIFS project take?
Most single-elevation projects of about 200–300 square feet take 2–4 days, weather and site access permitting. Larger homes, full re-clads, or detailed profiles take longer, and Ozwan provides a clear schedule up front.
Do I need a permit for exterior stucco or EIFS?
Small repairs usually do not require a permit. Installing a new insulated EIFS system or altering wall thickness or cladding may require a building permit depending on scope. Ozwan can advise and help with the paperwork as needed.
What brands and materials do you use?
Ozwan Stucco works with leading systems including DuROCK, Durabond, Senergy, and Sto — installing proper insulation boards, adhesives, base coat with fiberglass mesh, and durable acrylic finishes in your chosen colour.
Will EIFS help with waterproofing and energy efficiency?
Yes. EIFS adds continuous insulation that reduces thermal bridging, and its base coat, mesh, sealants, control joints, and flashing details improve water management around windows, doors, and penetrations — protecting the wall and improving comfort.
Can you repair and colour-match existing stucco?
Yes. Ozwan repairs hairline, spider, and settlement cracks, impact and delamination damage, and failed sealant, then colour-matches the finish using sample boards and test areas so repairs blend into the existing wall.
Is Ozwan Stucco licensed and insured?
Yes. Ozwan Stucco is a licensed and insured stucco contractor with WSIB coverage, serving Toronto and the GTA since 2015.
