That white pebbled finish on the gables and dormers of half the GTA has options. Here is what each one actually involves and what we find when we open it up.

If your house went up between roughly 1978 and 1998 anywhere in the GTA, there is a good chance it has this finish somewhere on it. A heavy, sprayed white coating loaded with dark aggregate chips, usually on the gable ends, the dormers, the band above the brick, and often the whole rear elevation.

It was fast to apply, it was cheap, it hid an enormous amount of surface imperfection, and it was everywhere. Thirty years on it is the single most common thing homeowners want gone, partly because it dates the house instantly and partly because it is starting to fail.

The good news is that you have more options than tearing everything off. The important thing is knowing which option your specific wall is a candidate for, because that decision is made by what is behind the finish, not by what you want the house to look like.

What This Finish Actually Is

The product varies, but the family is consistent. It is generally a cement or polymer-modified base with a large decorative aggregate, sprayed on with a hopper gun over a cement scratch and brown coat, over metal lath, over sheathing or over masonry. Some versions are a single heavy application, some are a texture coat over a conventional stucco base.

The key characteristics that matter to you now: it is thick, it is heavy, it is rigid, and its texture is deep. Deep texture is why it hid imperfections so well, and it is also why the surface holds dirt, holds moisture, and holds organic growth on shaded elevations. Look at a north-facing gable with this finish on it and you will usually find a green or grey cast that a south gable on the same house does not have.

Because it is rigid and thick, it does not accommodate movement well. When it fails, it does not craze politely. It goes hollow in patches and then releases in sheets, which is why we spend so much time tapping these walls before quoting anything.

The Assessment That Decides Everything

Before we can tell you whether you can resurface or need to remove, we need to know three things.

First, is the existing finish bonded? We sound the wall by tapping systematically across the whole elevation, marking anything that rings hollow. On a typical thirty-year-old gable we usually find some drummy area, most often at the bottom of the gable where it meets the roof line, around window heads, and along the rake edges.

Second, what is behind it? On a gable like the one in the photo, the finish is usually over lath over sheathing. We want to know whether the metal lath has rusted, whether the sheathing behind is sound, and whether there is a functioning weather barrier. Where there has been a leak at a roof-to-wall junction or a missing kickout flashing, the lath rusts, the fasteners lose their grip, and the whole section is being held on by adhesion to material that is itself failing.

Third, how thick and how flat is it? Resurfacing over an existing texture means we have to fill and level that texture before a smooth modern finish will look right, and a very deep aggregate takes a lot of levelling material. There is a thickness beyond which levelling stops making economic sense compared to removal.

We usually do a small test opening in the worst-looking area. It takes half an hour and it is the difference between an accurate quote and an optimistic one.

Option One: Level and Recoat Over the Existing Finish

If the existing finish is well bonded, the substrate behind is dry and sound, and the texture is not extreme, we can work over it. This is the most cost-effective route and it is what most of these homes end up doing.

The process is: clean thoroughly, including biological treatment on shaded elevations, then cut out and rebuild any drummy or damaged sections back to sound material, then apply a levelling base coat with embedded mesh across the whole surface. That mesh layer is not optional on this kind of work. It bridges the joint between the old finish and any repaired sections, it absorbs differential movement, and it is what keeps the new finish from telegraphing every seam underneath.

Once it is levelled and cured, we prime and apply the new acrylic finish in whatever texture and colour you have chosen. This is where the transformation happens, because you go from a deep pebble texture in dated white to a fine or medium modern texture in a current colour.

The honest limitation: you are adding weight and thickness to an assembly that already has a heavy finish on it. On a large area we check what the substrate and fasteners can carry, and there are walls where the answer is that we should not add more.

Option Two: Full Removal and a New System

When the existing finish is widely drummy, when the lath has rusted, when there is moisture damage in the sheathing, or when the texture is simply too deep to level economically, the finish comes off.

Removal is genuinely disruptive. It is dusty, it is noisy, it produces a surprising volume of heavy debris, and it needs proper site protection for landscaping, walkways and windows. On an occupied home we plan it elevation by elevation so the house is never open for longer than it has to be, and we tarp overnight.

The upside is that removal is the only time you get to see and fix what is behind. Rotted sheathing gets replaced. A missing or failed weather barrier gets installed properly. Flashings that were never there get added. And you get to make a real decision about insulation, because with the wall open, adding a continuous exterior insulation layer is far cheaper than it will ever be again.

That last point is worth dwelling on. A 1985 GTA home usually has cavity insulation between the studs and continuous thermal bridging through every one of those studs. Going back with an insulated system rather than a bare finish is the single biggest comfort and efficiency improvement available on the exterior of that house, and the marginal cost while the wall is already open and scaffolded is much lower than doing it as its own project.

Most of this finish in the GTA is on the parts of the house that are hardest to reach. Gable ends above a two-storey wall, dormer cheeks sitting in the middle of a roof slope, and the band running above a garage.

That matters for cost more than most homeowners expect. A gable end like this one might only be two or three hundred square feet, but reaching it safely means either scaffolding up two storeys from grade, working off roof brackets on a sloped shingle roof, or bringing in a lift and finding somewhere on a Toronto lot to put it. The access can genuinely cost more than the finish work.

It is also why we push people to bundle. If you are already scaffolded to do the front gable, doing the dormers and the band at the same time adds material and labour but not a second mobilization. Splitting the same work across three years means paying for access three times.

One more thing this photo shows well: look at where the finish meets the metal fascia and the soffit return on the right. Those junctions, and the point where the gable wall dies into the roof shingles at the bottom, are where we find water damage on this style of house more than anywhere else. If a kickout flashing was never installed where that roof meets that wall, thirty years of runoff has gone straight into the assembly at that corner.

What It Can Look Like Instead

The finishes people move to are consistently smoother and quieter than what they are replacing. Fine and medium sand textures dominate right now, in warm greys, greige, bone, sand and soft white. The visual effect of going from a deep pebble texture to a fine texture is dramatic even before you change the colour, because the wall stops reading as busy.

The other change is reveals and trim. That generation of house often had no articulation at all, just a field of aggregate. Adding a horizontal band at the floor line, a simple surround at the windows, or a recessed reveal at a change of plane costs relatively little on a wall that is already being resurfaced and does more for the elevation than the colour does.

Where I counsel restraint is on quantity. A single well-placed band reads as architecture. Five competing trim profiles read as a wedding cake. Pick one or two moves and let the finish do the rest.

For colour, remember what the rest of the house is doing. Most of these homes have a brick lower level and an asphalt roof you are not replacing. The finish has to sit comfortably with both, which usually means matching the temperature of the brick rather than fighting it.

Budget Ranges

For planning, resurfacing over an existing sound finish generally runs in the acrylic recoat range, roughly $8 to $18 per square foot including preparation and minor repairs, with the levelling coat on a deep aggregate texture pushing toward the upper end because of material volume.

Full removal and a new insulated system falls into installation territory, generally $18 to $35 per square foot, and it comes with disposal and site protection costs that a recoat does not have.

A gable, dormer or band package on its own is usually priced as a project rather than by square foot, because access dominates. A front elevation colour and texture refresh commonly plans between $3,500 and $14,000 depending on size and height, and adding decorative bands or window surrounds typically runs $18 to $45 per linear foot for simple profiles.

These are planning ranges. The single biggest variable on this kind of work is what we find when we open the first section, which is exactly why we do a test opening before quoting rather than after.

Can you apply new stucco over old pebble or aggregate stucco?

Often yes, if the existing finish is well bonded, the substrate behind it is dry and sound, and the texture can be levelled economically. It requires a mesh-reinforced levelling coat rather than just a finish sprayed over the top. Where the old finish is widely hollow or the lath behind it has rusted, removal is the correct answer.

How do I know if my old stucco is still bonded?

Tap it. A well-bonded finish gives a solid, tight sound. A hollow or drummy sound means the coating has released from what is behind it. Do this systematically across the whole elevation rather than in one spot, and pay particular attention to the bottom of gables, around window heads, and anywhere near a roof junction.

Is it worth adding insulation while the old stucco is off?

On a 1980s or 1990s GTA home, almost always. The wall is open and scaffolded, which is the expensive part, so the marginal cost of adding continuous exterior insulation is much lower than doing it as a separate project later. It addresses thermal bridging through the studs, which cavity insulation alone cannot.

Will removing the old stucco damage my brick or my roof?

Not if it is planned. Removal needs proper protection for landscaping, walkways, windows and the roof surface below the work area, and the crew needs to be careful at the junctions with brick, fascia and shingles. Those junctions usually need to be rebuilt anyway, which is often where we find the original water problems.

Can I just do the front of the house?

Yes, and many people start there. Stop at an outside corner so there is a natural break rather than a visible line partway along a wall. Be aware that a refreshed front elevation makes a dated rear elevation look worse by comparison, so it is worth at least pricing the full exterior to see what the sequence should be.
