The Stucco Maintenance Calendar Every GTA Homeowner Should Follow
Two walk-arounds a year and one wash. That is genuinely most of it, and it is the difference between a wall that lasts and a repair bill.
Stucco has a reputation as a maintenance-free finish. It is not, and the myth costs homeowners a lot of money.
It is a low-maintenance finish, which is different. The field of the wall genuinely takes care of itself for decades. What needs attention is the small number of details where the wall is interrupted, and the sealant joints that protect them, which are consumable and do have a service life.
The good news is that the entire program is about two hours a year. A spring walk-around, a fall walk-around, one wash on the shaded elevations, and a sealant replacement cycle every several years. Do that and most of the expensive failures we get called to would never have happened.
Here is the calendar we give clients, organised by season.
Spring: The Most Important Walk-Around of the Year
Do this once the snow is gone and before the growing season hides everything, so roughly April in most of the GTA. Winter is when damage happens and spring is when you can still see it clearly.
Walk the full perimeter of the house slowly. Look at the whole wall from ten feet back first, because staining patterns and colour differences show up at distance in a way they do not up close.
Then go close on the details. Check every sealant joint around windows and doors: is it intact, or is it cracked, shrunken, or pulled away at one edge? Check every penetration, meaning vents, hose bibs, lights, meters, the AC line set. Check where any roof edge meets a wall and confirm the flashings are intact. Check the base of the wall all the way around for chips, spalling, salt damage and cracking, particularly along the driveway and walkways.
Tap suspicious areas with a knuckle. You are listening for a hollow sound where the surrounding wall rings solid.
And check the grade. Winter shifts soil and mulch. Confirm the ground still slopes away from the house and that the bottom of your cladding is not buried.
Write down or photograph anything you find. A photo from last April is genuinely useful for judging whether a crack is growing.
Washing: Gentle, and Not With a Pressure Washer
Once a year, or every couple of years, wash the elevations that need it. That is usually the north side, anything under trees, and any wall close to a neighbouring building. These walls develop a grey or green cast from algae and airborne dirt, and homeowners routinely interpret this as the colour fading when the finish is actually fine.
The method matters more than the frequency. Low pressure, appropriate cleaning solution, work from the bottom up when applying and top down when rinsing, and keep water away from open joints and penetrations.
What I ask people not to do is take a pressure washer to an acrylic finish. High pressure will erode the finish surface, expose the base coat, damage sealant joints, and force water into the assembly at exactly the details you are trying to protect. I have seen more finish damage from well-intentioned pressure washing than from weather.
If there is significant organic growth, use a treatment intended for it rather than scrubbing harder. Anything biological left on the wall will simply grow back, and scrubbing a textured finish aggressively wears the texture down.
On a two-storey elevation, this is a job worth hiring out. Not because the technique is difficult but because ladder work on the side of a house is how people end up in hospital.
Fall: Get the Wall Ready for Winter
Do this in October, while there is still time to act on what you find and while the weather still allows repairs.
The fall walk-around is the same inspection as spring, with a different priority: you are looking for anything that would let water into the wall over the winter, because water in a wall in December is water that will freeze.
Specifically: any open crack, any failed sealant joint, any gap at a penetration, any damaged area at the base of the wall. These are the things to address before the freeze rather than after, because a small open crack in October is a bigger crack in April.
Then do the things that are not stucco but that protect it. Clean the gutters, because an overflowing gutter dumps water down the wall all winter. Confirm every downspout discharges well away from the foundation and not against the wall. Trim back vegetation so it is not touching the wall, because plants against a wall hold moisture and prevent drying.
And plan for snow and salt. Think about where snow gets piled when the driveway is cleared, because a snow bank against the base of a wall keeps that section saturated and salted for months. If the usual pile goes against the house, change where it goes.
Winter: A Short List of Things That Actually Matter

Keep de-icing salt off the base of the wall and the foundation where you can, and consider a less aggressive product near the house
Watch for ice damming at roof edges, because water backing up under shingles ends up in the wall below
Clear ice buildup that is forming against a wall or over a vent rather than letting it grow
Do not chip ice off a stucco or parged surface with a metal tool, which will take the finish with it
Note where icicles form, since a consistent icicle line often marks a heat loss or drainage problem worth investigating in spring
If you see active water entry inside during a thaw, call someone rather than waiting for spring, because a temporary weather-tight repair can be done in winter
Take a photo of anything that looks new, so you have a dated record to compare against in April
The Sealant Cycle Nobody Budgets For
This is the maintenance item that matters most and gets ignored most, so it deserves its own section.
Every joint where the cladding meets something else, windows, doors, penetrations, transitions between materials, control joints, is sealed. That sealant is what keeps water out of the assembly at exactly the places water tries to get in. And it is a consumable product with a service life, not a permanent part of the building.
Depending on the product, the joint design and the exposure, plan on inspection every year and replacement roughly every seven to ten years. South and west elevations, which take the most UV and the most thermal movement, will need it sooner than the north side.
What failure looks like: the sealant becomes hard and loses flexibility, it cracks along its length, it shrinks and pulls away from one edge of the joint, or it fails cohesively and splits down the middle. Any of those means the joint is open.
Doing it properly means removing the old material completely, cleaning the joint faces, installing backer rod so the sealant bonds to two faces rather than three, and applying a sealant compatible with the finish. Squeezing new caulk over old failed caulk is the most common wrong approach and it lasts about a season.
If you are having an elevation recoated, do the sealant at the same time. The access is already paid for and it is a fraction of the cost as part of a larger scope.
What to Handle Yourself and When to Call
Reasonable to do yourself: the walk-around inspections, gentle washing of ground-floor walls, keeping vegetation trimmed back, managing snow and salt, cleaning gutters if you are comfortable on a ladder, and small hairline crack repairs on accessible ground-floor walls in good weather.
Worth calling someone for: anything above the first storey, anything at a roof junction, any area that sounds hollow or feels soft, any crack that has reopened after a previous repair, any staining that suggests water is travelling, sealant replacement on a full elevation, and anything where you are not sure what you are looking at.
The honest reason for most of that list is not that the work is complex. It is that it is at height, and every year people are seriously injured doing exterior maintenance off a ladder that was not set properly.
I would also say: an annual inspection by someone who does this for a living is not a big expense and it catches things a homeowner reasonably would not spot, like a missing kickout flashing or a sealant joint that has failed cohesively but still looks intact from six feet away. If your house is over fifteen years old or you have never had the exterior properly looked at, it is worth doing once to establish a baseline.
And keep the paperwork. Manufacturer, product, colour code and texture from your original job. In ten years when you need a repair, that piece of paper is worth a lot.
Maintenance Questions
Can I pressure wash my stucco?
Not at high pressure. Pressure washing an acrylic finish erodes the surface, damages sealant joints, and drives water into the assembly at the details you most want to protect. Use low pressure with an appropriate cleaning solution, and let the chemistry do the work rather than the pressure.
How often should stucco be cleaned?
Once a year is ideal for shaded elevations, walls under trees, and anything close to a neighbouring building, since those develop algae and hold dirt. Sunny elevations can often go two or three years. Most of what homeowners perceive as colour fade in the first several years is actually surface dirt.
What is the green or grey film on my north wall?
Almost always algae and airborne dirt, which thrive on a surface that stays damp because it never gets direct sun. It is a cleaning issue rather than a finish failure. Use a treatment intended for organic growth rather than scrubbing, since anything biological left behind will simply grow back through.
How do I know if a crack needs a professional?
If you can catch a fingernail in it, if it has staining below it, if the wall near it sounds hollow, if it is at a roof junction or under a window, if it has rust bleeding from it, or if it has come back after a previous repair, call someone. A genuine hairline on a sound accessible ground-floor wall with no staining is reasonable to handle yourself.
Does stucco need to be sealed or waterproofed?
The system is designed to manage water through its assembly, flashings and joints rather than by adding a topical sealer, and applying a low-permeability sealer can do harm by preventing the wall from drying outward. What does need attention is the sealant at joints and penetrations, which is a genuine maintenance item on a replacement cycle.
