Water Damage Behind Stucco and EIFS in Toronto: The Warning Signs and Where It Starts
The wall looks fine from the street. That is the problem. Here is what to actually look at, and the five details where nearly every leak we find originates.
The most expensive stucco jobs we do are not the ones where the wall looks bad. They are the ones where the wall looked fine for eight years while the sheathing behind it quietly rotted.
Water intrusion behind a cladding is a slow failure. There is no dramatic moment. Water gets in at a detail, it soaks the sheathing, the sheathing loses strength, the framing follows, and the only reason anyone finds out is that a window starts sticking, a floor feels soft near an exterior wall, or somebody finally investigates a stain that has been there for two years.
By the time it is visible from the outside, the repair is rarely small. So the useful skill is not spotting damage. It is spotting the conditions that cause it, which are visible long before the damage is.
Here is what I look at on every site visit, in the order I look at it.
Water Does Not Come Through the Middle of Your Wall
This is the fundamental point and it changes how you inspect a house.
The field of a stucco or EIFS wall, the big flat area, is not where water gets in. That surface sheds water well. Rain hits it and runs down and off.
Water gets in at interruptions: anywhere the continuous surface is broken. Windows and doors. Roof-to-wall intersections. Deck ledgers and railing posts. Vents, lights, hose bibs, meters, and any other penetration. Parapets and roof edges. The base of the wall at grade. Chimneys and skylights where they meet a wall.
Every one of those is a place where the water management of the assembly depends on a flashing, a sealant joint, or a designed detail, rather than on the surface simply shedding.
So when you inspect your own house, ignore the big flat walls. Walk the perimeter and look specifically at every interruption. That is where you will find your problem if you have one, and it is where a contractor who knows what they are doing will look first.
The Single Most Common Cause: Missing Kickout Flashing
If I could get every GTA homeowner to check one thing, this would be it.
Wherever a sloped roof ends against a vertical wall, for example where a garage roof or a porch roof dies into the side of the house, all the water running down that roof edge arrives at the bottom of that intersection. A kickout flashing is a small angled piece of metal at the bottom of the roof-to-wall junction whose entire job is to divert that concentrated stream of water out into the gutter instead of letting it run down the face of, or behind, the wall.
It is a small, inexpensive piece of metal, and it is missing on an enormous number of houses, particularly on homes built before it became standard practice and on additions where the roofer and the cladding contractor were not coordinating.
When it is missing, every rainfall sends a concentrated stream of water into that corner. Not spread over a wall, concentrated at one point, for years. It is the most reliable producer of rotted sheathing we encounter, and the damage is almost always far larger than the visible symptom.
Go look at your house. Find every place a roof edge meets a wall. Look at the bottom of that intersection. If there is no small angled flashing kicking water away from the wall, that is worth addressing regardless of whether you currently see any damage.
The Other Usual Suspects
Windows are second. Specifically, the head flashing above the window and the sealant joint around it. A window that was installed without proper flashing integrated into the weather barrier is relying entirely on the sealant joint, and sealant has a service life measured in years, not decades. When it fails, water runs down inside the wall from the head of the window, which is why interior stains often show up below and to one side of a window rather than at it.
Deck ledgers are third and they are the ones that worry me most, because they are also a safety issue. A deck attached by bolting a ledger board through the cladding into the rim joist, without a proper flashing above it, creates a horizontal ledge that holds water directly against the structural connection. Rotted rim joists at deck ledgers cause deck collapses. If your deck is attached to a stucco or EIFS wall, this is worth having someone look at.
Penetrations are fourth. Dryer vents, exhaust vents, hose bibs, electrical, gas, AC line sets, light fixtures. Each one is a hole in the assembly and each one depends on a properly detailed and sealed collar. The failure I see most is a vent that was simply cut in and caulked, with the caulking now cracked and open at the top edge.
The base of the wall is fifth. The bottom of the assembly needs a proper termination with drainage and clearance above grade. Where grade has risen over the years, from landscaping, mulch or a new walkway, the bottom of the cladding ends up buried, and it wicks moisture continuously.
Warning Signs, Outside and Inside
Outside: staining or streaking running down from a specific point, particularly below a window corner, a roof junction, or a penetration
Outside: a hollow or drummy sound when you tap the wall, especially in a localized patch rather than uniformly
Outside: any area that feels soft, spongy, or gives slightly under firm hand pressure
Outside: cracks that reopen in the same place after being repaired, or cracks with rust bleeding from them
Outside: sealant joints that are cracked, shrunken, pulled away at one edge, or missing entirely
Outside: efflorescence, that white powdery deposit, or persistent algae in one specific area rather than across a whole shaded elevation
Inside: musty smell in a room on an exterior wall, particularly a smell that is stronger after rain
Inside: peeling paint, bubbling drywall, or a stain at the corner of a window or where the wall meets the ceiling or floor
Inside: a floor that feels soft near an exterior wall, or baseboard trim pulling away
Inside: windows or doors on an exterior wall that have started sticking or no longer close properly
Anywhere: carpenter ants, which are drawn to wet wood and are frequently the first sign anyone actually notices
How We Investigate Without Tearing the House Apart
The good news is that finding out is not as invasive as people fear.
We start non-destructively. A systematic tap survey of the elevation to map hollow areas. A close inspection of every flashing, sealant joint, penetration and termination. Reading the staining patterns, because water leaves a trail that tells you where it entered as much as where it ended up. And correlating everything against the interior symptoms, because an interior stain gives us a target.
Surface moisture meters have limited value through a thick cladding, but probe-type meters that read through small pin holes at the base of the wall or at suspect areas give us real data with minimal damage.
The definitive answer is a small inspection opening in the worst suspect area. We cut a modest opening, look at the sheathing and framing behind, assess the extent, and patch it. It takes a fraction of a day, it costs a fraction of a repair, and it converts a guess into a scope. I would rather do three test openings and give you an accurate number than write an optimistic quote and hand you a change order in week two.
On larger or commercial buildings, or where the extent is genuinely unclear, a building envelope consultant with thermal imaging is worth involving. That is not most houses, but it is the right call on some.
What the Repair Involves and What It Costs
A water damage repair has a fixed sequence and skipping any step means doing it again.
First, find and fix the source. If the kickout flashing is missing, install one. If the window head flashing was never there, that window needs to be properly flashed, which sometimes means pulling the window. If the deck ledger has no flashing, that gets corrected. Repairing the wall without correcting the source is throwing money away, and any contractor who offers to do it that way is telling you something about how they work.
Second, remove all damaged material back to sound substrate. Finish, base coat, mesh, insulation, sheathing, and framing if it has gone that far. The extent is almost always larger than it appeared from outside.
Third, let it dry. A wet cavity that gets closed up is a problem you have relocated rather than solved. Depending on the season and the extent this can mean days.
Fourth, rebuild: sheathing, weather barrier properly lapped and integrated with the corrected flashings, insulation, mesh with proper overlaps onto the surrounding sound material, base coat, primer, finish.
For planning, an EIFS impact or delamination repair generally runs $1,500 to $6,500. Once the damage extends into sheathing and framing, or the affected area is large enough that colour matching pushes you to a full elevation, expect $4,500 to $18,000 and up.
And it is worth saying plainly: every one of those numbers is a fraction of what the same problem costs after another three winters.
Water Intrusion Questions
How do I know if there is water damage behind my stucco?
Tap the wall systematically and listen for hollow areas, press for soft spots, and inspect every window head, roof-to-wall junction, deck ledger, penetration and the base of the wall. Then check the interior of those same walls for musty smells, stains, peeling paint or sticking windows. If several of those line up in the same location, get an inspection opening done.
Is EIFS more prone to water damage than regular stucco?
Modern drained EIFS with proper flashing performs well. The difference is drying capacity: insulation slows how quickly a wet assembly dries out, so EIFS is less forgiving of a slow undetected leak than a cement stucco wall. On both systems the leak starts at a flashing, a sealant joint or a penetration, not through the field of the wall.
What is a kickout flashing and do I need one?
It is a small angled flashing at the bottom of a roof-to-wall intersection that diverts concentrated roof runoff away from the wall and into the gutter. If any sloped roof on your house ends against a vertical wall, you need one there. It is missing on a large number of GTA homes and it is the most common cause of hidden wall damage we find.
Will insurance cover water damage behind my stucco?
It depends entirely on your policy and on the cause. Policies commonly distinguish between sudden accidental damage and gradual damage from long-term water entry or lack of maintenance, and the latter is often excluded. Document everything with photographs, get a written assessment, and speak to your insurer directly. We can provide documentation of what we find, but we cannot tell you what your policy covers.
How often should sealant joints be replaced?
Treat sealant as a consumable with a service life rather than a permanent detail. Inspect it annually and plan on replacement roughly every seven to ten years depending on product, exposure and joint design. South and west elevations go first. It is one of the highest-value maintenance items on the entire building relative to what it costs.
